“Strata” is a unique term native to Australia, which describes a type of ownership where individuals can own an individual part of the property – such as a lot with a home on it – while other parts of the property are defined as common property.
For example, a housing subdivision could have 10 lots, as well as multiple common property lots that have amenities like gardens, pathways, driveways, or parking lots. This would be an example of a “strata scheme.” Survey-strata schemes contain no part lots – in other words, the buildings themselves are not usually shown, just the lots.
A strata plan, then, is a description of the strata scheme. Strata plans show unit entitlement as well as common property lots to define the specific limits of each individual plot.
By showing the individually-owned lots and agreed parts of the property that are common lots, this helps prevent property disputes between individual owners – and ensures that the plan meets the requirements of the deposited plan that defines the legal land boundary and the subdivision process defined by fences, driveways, and other boundaries.
